Q: I have been looking for space on the upper west side of New York. I found a nice office on central park west and 69th street. The D.C. there is asking me for $600/mth for the first 3 mths then 35% of 600--3K, then 45% of 3--6K, then 50% of 6--10K, then 45% of 10--20K, then 40% of 20--25k, then 35% of 25K & up. This covers all office expenses including staff and utilities. A: What do you think about this arrangement? On the surface it sounds fair. Many IC contracts are either 60/40 or 40/60 either way .. so you are not too far off. Be sure there is not a non compete clause as in NYC a block away is a different world. As I tell all the students and those that ask my advice via e-mail .. you should have a time frame in your head when you expect to do it on your own .. but during this time frame create a practice with the material and ideas in my book and class. Once you feel you have a growing practice .. referrals are kicking in .. workshops and community events are beginning to be steady .. then it's time to move on .. therefore I would take the proposal if you like the location and the facility is big enough for two. It's always a good idea to have your own phone number and even your own CA .. especially once your practice begins to grow. I would discuss with the owner doctor an agreement concerning the money (initial $600 a month) by the way .. is the percentage above the $600 a month? .. especially in the beginning when it may be slow .. also an arrangement if you take care of his patients .. be clear as to who's malpractice (you need your own) insurance and if he/she is in an HMO or PPO network if you can cover his/her patient's when they are gone.
